Metro Richmond and the surrounding counties are organized by areas or zones in the Central Virginia Regional Multiple Listing Service. Whether you’re in the market for a new home in Central Virginia or you’re casually browsing homes for sale, you will encounter area numbers. Understanding these boundaries is crucial in a home search, and you’re not alone if you have questions about which neighborhoods and communities fall into specific areas. Start exploring Richmond’s real estate areas to gain some useful reference points.

Richmond – North of the James River

Area 10 | Richmond – Located around the heart of Richmond, Area 10 includes some of city’s most recognized communities including The Fan, Church Hill, Scotts Addition, Carytown, and the Museum District. Shopping, entertainment, and dining options abound in these neighborhoods. Traveling down the streets, you will find quintessentially Richmond architecture, along with some newly constructed apartments, condos, and townhomes. Area 10 is also home to the main campus of Virginia Commonwealth University, Maymont Park, Byrd Park, and the Carillon. Other neighborhoods in the area are Fulton Hill, Jackson Ward, and Monroe Ward.

Area 20 | Richmond – Situated west of I-95, Area 20 extends from Powhite Parkway to the University of Richmond.  In Area 20, you will find properties ranging from luxury historic homes to charming single family homes to condos and townhouses.  Communities include Windsor Farms, Lockgreen, Colonial Place, Malvern Gardens, Monument Avenue Park, Willow Lawn, Mary Munford, Stonewall Court, and Westhampton. The architecturally charming avenues of Richmond – Monument, Patterson, Libbie, and Grove, just to name a few, are also within Area 20.

Area 30 | Richmond – This is Richmond’s Northside. It’s defined by a variety of architecture, such as arts and crafts bungalows and stunning larger scale homes. Communities situated in Area 30 are Bellevue, Rosedale, Laburnum Park, Ginter Park, Ginter Park Terrace, Barton Heights, Highland Park, and Providence Park.

Richmond – South of the James River

Area 50 | Richmond – Located south of downtown RVA and west of the James River, this area is popular with investors. It includes Manchester, South Richmond, Oak Grove, and Belle Meade, as well some industrial areas. As in other areas of Richmond, Area 50 offers a mixture of quaint older homes and newer construction.

Area 60 | Richmond – Area 60 is south of the James River.  Residents enjoy proximity to the river, interstates, Chesterfield County, and downtown.  Woodland Park, Willow Oaks, Forest Hill, Westover Hills, Swansboro, Stratford Hills, Stony Point, Oxford, and Bon Air are some of the communities you will find in Area 60. The James River Park system is a popular destination for residents and visitors alike. It’s the ideal place enjoy Richmond’s natural beauty all year long.

Henrico

Area 22 | Henrico – Beginning near Monument Avenue and Willow Lawn, Area 22 extends to Broad Street and west toward Short Pump. It consists of communities such as Libbie Mill, Westham, Tuckahoe, Sleepy Hollow, Mooreland Farms, Skipwith Farms, Regency, Raintree, Pinedale Farms, Crown Grant, Wellesley, Foxhall, Greengate, Saunders Station, and West Broad Village.

Area 32 | Henrico – This area reaches from Parham Road and Interstate 64 east to Chamberlayne Road.  It’s home to Lakeside, with its charming antique shops, local eateries, and the renowned Lewis Ginter Botanical Gardens. Other areas are Chamberlayne Farms, Bryan Park, and numerous communities along Parham Road, Hungary Springs Road, Glenside Drive, and Skipwith Road.

Area 34 | Henrico – You have arrived in the heart of Richmond’s West End, located west of I-95 stretching to Goochland.  With numerous shopping and dining options, as well as office complexes, it’s a popular destination for suburban living.  This area encompasses Glen Allen, Virginia Center, Cross Ridge, Innsbrook, Twin Hickory, Wyndham, Short Pump, Bacova, and River Mill.

Area 40 | Henrico – Located south of I-64,  Area 40 is home to Richmond International Airport and a portion of the Virginia Capital Trail.  While residents of the Village of Rocketts Landing enjoy views of the James River and Downtown, other residents can enjoy more rural and suburban living.  Additional communities in this area are Fulton Hill, Varina, Sandston, and Elko.

Area 42 | Henrico – Henrico’s east end is comprised of East Highland Park, Laburnum Avenue, Creighton Road, and Highland Springs.  You can find homes ranging from charming bungalows to newer construction in Area 42.

 

Ashland, Area 39

Hanover

Area 36 | Hanover – Hanover is divided into two areas: Area 36 and Area 44.  Area 36 is located in the western half of the county, extending west from Route 301.  Homeowners can enjoy rural living or suburban living in Area 36. Key areas are Rutland, Kings Charter, Ashcake, Atlee, Giles Farm, Taylor Farm, Patrick Henry, Chickahominy Falls, Elmont, Montpelier, Beaverdam, South Anna, Hanover Courthouse, and Doswell.  The charming railroad town of Ashland, also home to Randolph-Macon College, is designated as Area 39.

Area 44 | Hanover – Like area 36, Area 44 in eastern Hanover offers rural and suburban lifestyles.  Communities include Mechanicville, Bell Creek, Pebble Creek, Cold Harbor, Studley, and Old Church. Pole Green Park is a popular attraction for outdoor activities, and it hosts the Hanover Tomato Festival each July.

Chesterfield

Area 52 | Chesterfield – This area encompasses eastern Chesterfield, where you’ll find Rivers Bend, Chester, Bensley, and Meadowville Landing.  Residents in the east side of area 52 enjoy proximity to the James River, while residents on the western side of the area are convenient to Pocahontas State Park.

Area 54 | Chesterfield – Area 54 includes central and eastern Chesterfield, reaching down to the Appomattox River.  Some notable communities are Hampton Park, Harpers Mill, Winterpock, Watermark, Collington, Chesdin Landing, The Highlands, Matoaca, and Ettrick. The Metro Richmond Zoo is a well-loved local attraction in Area 54.

Area 62 | Chesterfield – Positioned in western Chesterfield, Area 62 stretches south of Route 60 to Hull Street. Positioned in this area of the greater Richmond market are North Chesterfield, Brandermill, Charter Colony, Rountrey, Amberleigh, Woodlake, Foxcreek, Moseley, Hallsley, Magnolia Green, and Bexley. If you are in the market for waterfront living, you can find some beautiful views from homes surrounding the Swift Creek Reservoir.

Area 64 | Chesterfield – Located in northwestern Chesterfield, Area 64 is where you will find Tarrington, Salisbury, Midlothian, Bon Air, Oxford, Founders Bridge, Winterfield.  Area 64 is bordered by Powhite Parkway to the east, Route 60 to the south, 288 to the west, and the James River to the north.
